We constantly look for opportunities to help our clients ‘grow’ within their buildings, maximising the income they can derive from them whilst at the same time maximising the asset growth potential that they offer.
Our commercial property and asset management services include: rent and service charge collection, financial and VAT reporting, management of utilities, procuring of insurance and handling of claims, building surveying, dilapidations and schedules of condition, facilities management, tracking market trends and analysing property performance, investment advice and valuations, lease renewals and re-gearing, rent reviews, reducing business rates liability through appeals and rates mitigation schemes, identifying change of use and planning opportunities, and remodelling and transforming existing workspace.

Client: Changan UK R&D Centre (CAUK)

Located on Birmingham Business Park, the most established out-of-town office park in the Midlands, the Parkside estate comprises in excess of 80,000 sq ft across five modern two-storey office buildings. Dedicated to powertrain design and development for Changan’s next generation vehicles, CAUK acquired Parkside to set up its UK long term base and create a ‘world-class powertrain research centre’.
Following the relocation, CAUK started the process of creating a bespoke facility within the Parkside estate by demolishing one of the buildings and constructing a brand-new building to its specific requirements. CAUK also occupied the rest of the estate in part, with the remaining space either vacant or let to third-party occupiers. In so doing, they became, in effect, a ‘reluctant’ landlord, i.e. the managing of these properties was not core to CAUK’s business activity. However, the acquisition created the responsibility for managing them until such time as they form part of CAUK’s future occupational plans.
CAUK selected KWB Property Management for its proactive approach to managing properties and their tenants. KWB provides clear routes of communication for occupiers, responding to property management issues in a timely manner and making regular visits to site to hold meetings with lessees. This prevents day-to-day property management issues from being raised directly with CAUK.
In addition to collecting the rent and managing the service charges, KWB provides thorough financial management and transparency in re-tendering of regular contracts, such as cleaning and landscaping. KWB manages the expectations of the tenants in order to retain them within the buildings by undertaking planned preventative maintenance and fulfilling timely repairs and minor refurbishments, funded through the service charge budget.
In 2018, KWB acted on behalf of CAUK to secure the letting of 10,815 sq ft of space at 3700 Parkside to financial adviser network, Personal Touch Financial Services.
One Cranmore Drive

Size: 38,000 sq ft
KWB manages One Cranmore Drive, a prominent multi-tenanted office building in the Cranmore area of Solihull, comprising 38,000 sq ft of high quality office space over two floors. The offices are home to major occupiers, including telecommunications service provider Convergence Group, estate agent Purple Bricks, testing and certification company TÜV Rheinland UK and fluid conditioning specialists Spirotech.
KWB Property Management acts on behalf of commercial property investment and asset management company Charlton Haynes, who recently acquired One Cranmore Drive within its office portfolio. Charlton Haynes selected KWB for its in-depth knowledge of local occupier requirements, its presence within the Solihull office market and ability to maximise returns on property investment through tenant retention and increased revenue streams.
In addition to managing the normal day-to-day property issues on behalf of the property owner, the services that KWB provides at One Cranmore Drive include regular liaison with tenants, collection of rents and service charges, managing utilities and maintaining the fabric of the building.

Whilst managing the 40,000 sq ft, landmark office building, KWB has provided advice on refurbishment, collected rents and service charges, and provided office cleaning and commissionaire services, as well as being responsible for the servicing of the property’s roofing, common areas, fire alarms and lifts.
These services, as well as a tenacious, yet pragmatic approach to lease negotiations, has driven the property’s rental level up by 40%.
The now almost fully income-producing property currently houses a number of key occupiers, including Stoford Developments, WEA, Emms Gilmore Liberson legal practice, Grayling Communications, CWA Engineering and KWB itself.
AFH House (formerly Avon House)

Size: 26,000 sq ft
KWB provides AFH House, of which AFH Wealth Management is the main occupier, with service charge collection and administration, re-charging of electricity billing, cleaning, maintaining of both the property and its external areas – including landscaping – and window cleaning. KWB has also made effective improvements to the security of the property and its grounds, in response to recurring issues.
New Oxford House

New Oxford House is a prime, multi-tenanted office building, located in Birmingham’s central business and financial district. Whilst providing ongoing property and asset management, KWB has carried out an overhaul of the property, relocating tenants within the space, creating new tenancies and setting new rental levels. KWB has also recently assisted with facilitating the change of use for the basement and ground floor of the property – from office space to restaurant, with the Michelin star restaurant, Adam’s, having just relocated to New Oxford House their prestigious, fine dining restaurant.

Waterloo House is a traditional Birmingham city centre office building. KWB provides asset management advice and manages the property’s service charge and planned maintenance – looking after its lift facility, boilers and air conditioning. KWB also holds both the cleaning and security contracts for the building as part of its ongoing, added value service.
