Proactive property management

Within property management we set ourselves the following goals in order to provide our clients with good estate management and budgeting:

  • Rent and service/estate charge collections, demands issued on time
  • Strict credit control procedures are in place
  • Financial and VAT reporting, including forensic accounting to resolve previous financial irregularities
  • Management of utilities
  • Building surveying, dilapidations and schedules of condition
  • Use the Yardi Propware Property Management accounting system
  • Re-tender and regularly monitor contracts for best value
  • Regular inspections for building/site maintenance with planned maintenance programmes
  • Provide on-site caretaker/building manager when required
  • Design and implement appropriate security measures to protect the building with remote monitoring when required
  • Regular quarterly reporting on rent and service/estate charge collection
  • Implement all statutory regulations, including responsibilities for health and safety, disability discrimination, fire precautions, asbestos control and energy performance certificates, amongst others
  • Regular meetings with clients when required to identify and advise on asset management opportunities
  • Regular inspections to ensure that tenants’ covenants and obligations are being met
  • Stress-free commercial property ownership – all maintenance, emergency and security issues are handled promptly by our team with out-of-hours emergency contact numbers
  • Create a smooth running and hassle-free environment enabling both occupiers and investors to concentrate on running their businesses
