40,000 sq ft of new industrial/warehouse space on the way
Work has begun on the construction of 40,000 sq ft of new Black Country industrial units and warehouse space near Walsall.
The development at Electrium Point, Willenhall, will include a 20,000 sq ft industrial/warehouse, as well as two additional buildings of 10,000 sq ft each that can be combined to form a single, larger space to suit occupier demand.
KWB is delighted to be marketing these three high-spec units on behalf of commercial property developer, Hortons Estate Ltd as the scheme addresses demand for high quality industrial space in the Black Country.
Electrium Point is an established commercial site, benefiting from a well-connected location just one mile from Willenhall and less than two miles from J10 of the M6 via Clarke’s Lane (A462) and Wolverhampton Road West (B4464). Wolverhampton city centre lies around 3 miles to the west and Walsall town centre is 3 miles to the east.
Features of the units will include 50 kN/m² floor loading capacities, 8m clear heights and level access doors, as well as photovoltaic roof panels and EV charging stations. The scheme is targeting an EPC-A rating.
Jeremy Boothroyd of Hortons said: “We continue to see high demand in the local market for smaller industrial units of this type. With the location and quality of the scheme, we are confident of receiving significant interest from potential occupiers.
“Electrium Point is a popular and well-connected industrial location and it has long been our intention to expand the available accommodation by developing on this vacant plot of land. We expect to complete work on the scheme in Q4 2023.”
Kenny Allan, Director of KWB Industrial, said: “It is rare that you get the opportunity to bring new Grade A units of this size to the marketplace and I am sure the scheme will be a huge success.”
The scheme is being delivered by a professional team including Align Architecture and PMP Consultants. The scheme is being jointly marketed by Kenny Allan of KWB Industrial and Lewis Giles at Bulleys.
