The 10,371 sq ft second floor of One Kings Court has been extensively refurbished to provide open plan, modern Grade A offices in Worcester with an EPC-A rating.
KWB Office Agency is marketing some of Worcester’s highest quality and most energy-efficient office space at Kings Court Business Park following a retrofit. Air conditioning and lighting have also been replaced throughout the three-storey building and common areas upgraded. A total of 12 EV chargers have been installed in the car park.
The office space in Worcester is being jointly marketed by Malcolm Jones of KWB Office Agency and Avison Young on behalf of owner London & County. KWB Workplace’s Adrian Southall managed the office refurbishment project while occupiers including Siemens Group Plc, the NHS and NEC were in occupation.
Simon Blair, Managing Director of London & County, said: “We’re very excited to bring to market this rare, attractive office space which prioritises ESG to answer occupier demand and meet the green agenda.
“Sustainability is at the core of this scheme. It has not only revitalised an existing building but includes the very latest in energy-efficient technology. I’d like to thank Adrian Southall at KWB for expertly managing the office refurbishment process.”
Adrian Southall, Director of KWB Workplace, added: “This was a complex project, especially as it was a live working environment, but we did everything to the highest quality, and I’m delighted with the results. The gas heating system has been replaced by electricity, in addition to LG7 LED lighting installed throughout. The air conditioning system has a UV filter to kill viruses and bacteria, and reduce odours to improve air quality for occupiers.”
Malcolm Jones, Director of KWB Office Agency, added: “I don’t expect this office space at One Kings Court to be on the market for long, as immediately available Grade A offices in Worcester are highly sought after.
“The property is also in a highly visible and convenient location with access to local amenities in Worcester city centre and the motorway network.”
The whole of the second floor, amounting to 10,371 sq ft (963.5 sq m), is available, although consideration may be given to subdivision from c. 3,800 sq ft (353 sq m). The second floor provides up to 40 allocated car parking spaces and four EV charging points.
