New Role For Atlantic House in Lye

This two-storey, 20,000 sq ft office building was originally built as the headquarters for the Bronx Group, alongside the company’s manufacturing facility on the Dudley Road in Lye. Following the management buy-out of the manufacturing division, the offices have been empty for several years, and the location of the building, set well back from the road, has meant that many people were unaware that the building existed.

Duncan Scott from office specialists KWB says: “It’s an excellent building with large floor plates and parking for 250 cars which is generous. However, it’s a building that doesn’t lend itself easily to splitting into smaller suites, so a single tenant for the whole building was always the main objective.”

The new tenant is The Warehouse, the Dudley Drug Project, and the organisation has taken an eighteen year lease with breaks that reflect the organisation’s funding arrangements. Funding for the project comes from both local and central Government and whilst the organisation has been interested in taking the space for the past two years, the complexities of ‘nailing down’ the funding have taken longer than expected to agree. Now that this has been agreed successfully, and a major refit of the building is underway, The Warehouse will use the building as a substance abuse advice and counselling centre to serve the whole of the Dudley area.

Andrew Parker, Director of Folkes Holdings Ltd, said: “We’re delighted that his deal has been finalised. It’s involved significant effort on both sides to get it agreed, but the outcome is a very good one for us and The Warehouse.”
