Nurton Developments purchases Lyndon Place
SCC has taken a 10-year leaseback on the ground, first and second floors, each of 16,400 sq ft, and Nurton is refurbishing the remaining two floors, which are available to let.
The 5-storey building is strategically located on the A45 Coventry Road, 20 minutes from Birmingham City Centre and only 10 minutes from Birmingham International Airport and railway station, the NEC and Junction 6 of the M42.
As well as the large floorplates, the L-shaped accommodation also benefits from extensive “business park” ratio, on-site car parking – 275 spaces (1:313 per sq ft) – plus there is on-street parking available, and a public car park a hundred yards away.
Major occupiers in the immediate area include Severn Trent, Lloyds TSB and Motorola. There is a country park close by, a Tesco store opposite, and Solihull is easily accessible.
The remaining two floors can be split into half, to give two suites each of 7,945 sq ft and two of 8,419 sq ft, and are now available leasehold, at a quoting rental of £12.50 per sq ft. Nurton will also be undertaking external refurbishment of the building, which was constructed in the late 70s/early 80s. The work will be completed in the New Year.
Nurton was represented by John Bryce, of KWB, and SCC Computers represented themselves. KWB and GVA Grimley have been retained as letting agents.
John Bryce said: “Lyndon Place occupies a very prominent position on the main A45 road, offers larger floorplates than normal and has a huge amount of car parking available, which is a big advantage for any business. It’s very close to the centre, with all of Sheldon’s shopping facilities just 200 yards down the road, plus the airport is nearby as well. We anticipate very good interest.”
The accommodation features 24-hour access and security, 2 passenger lifts, air conditioning, double glazing, broadband data access, suspended ceilings with Cat 2 lighting and raised floors.
Guy Bowden, of Nurton Developments, said: “The previous owner signing a 10-year lease illustrates the attractiveness of the location. It is a successful building and the refurbishment we have planned will bring that extra bit of quality.”
