Project: Bermuda Park, Nuneaton

Built in 2005, KWB has been working on the Bermuda Park housing estate since 2012. This large housing estate comprises 255 residences across 4000 sq m, a mix of freehold houses and leasehold apartments. We now work with Taylor Wimpey on a number of projects, often beginning our collaboration in the design stage of a development, meaning we are fully integrated into the development’s needs.

With Bermuda Park, KWB provides residential block management services for 15 apartment blocks, that each contain 6-12 flats to the total of 96 apartments.

Requirements

As a premier housing developer, Taylor Wimpey sought a residential management company with both estate and block management experience that could uphold their brand reputation.

Additionally, they required a partner who could manage:

  • Multiple stakeholders of a freehold and leasehold-mix estate
  • Grounds and communal areas
  • Service charge collection
  • Collaboration with the local community

Services

KWB provides residential block management services for 15 apartment blocks, that each contain 6-12 flats to the total of 96 apartments. The development also includes coach house units, a mix of freehold and leasehold properties.

We deliver comprehensive grounds maintenance for the Bermuda Park development, with works including:

  • Looking after communal areas and the shared car park for the whole estate
  • Managing service charges
  • Providing management accounts
  • Liaising with the local authorities including the police and MP
  • Holding community meetings on a regular basis

KWB use small contractors from the local area as a means of building strong community relations. We have found that, not only does this support and promote local businesses, but small contractors also employ good communication, which improves the outcome for development residents. Ultimately, this exerts a positive influence on the developer’s reputation and long-term success.
