Development scheme management

Effective management of a commercial property scheme is a reflection on the development, its owner and its occupiers. We deliver a property management service tailored to your specific needs and elevating your reputation.

KWB Property Management acts on behalf of developers, investment clients and property investors, effectively managing development schemes by maintaining communal spaces, and collecting rent and service charges.

Working in conjunction with our agency team and their pioneering work in developing and marketing, KWB Property Management has been involved from initial stages with developers to set up and manage a variety of development schemes, including:

  • Courtyard offices
  • Business parks
  • Retail parks
  • Industrial parks
  • Mixed use schemes

Creating and managing management companies

When managing development schemes, a ‘management company’ is frequently needed to represent the various interests. We advise on the creation of a management company to manage the common areas of an estate.

This company is created with shares that are divided between the stakeholders – the occupiers. These shareholders are then able to have a stake in the decision-making process on how the scheme is managed and how matters are dealt with.

We manage the company to include acting as the registered office, whilst dealing with all the company statutory requirements, such as the filing of accounts, VAT returns and even standing as company officers if needed. We even arrange, chair and host Annual General Meetings, as and when required

Managing development schemes for courtyard offices

We create property management companies to own the common parts of these developments, or the freehold of the whole scheme, and grant 999-year leases of individual buildings. This enables the common areas to be managed properly to the benefit of both investors and occupiers.
