Project: Park Gate, Lyndon Place, Sheldon

Park Gate at Lyndon Place in Sheldon is a mixed-use development comprising 126 luxury studio, one and two bedroom apartments. Residents can make use of an on-site gym, communal rooftop terrace, grounds and office space next to Sheldon Park.

Blending suburban comfort and urban convenience, its apartments are in a prime position with easy access to Birmingham city centre, as well as the opportunity to benefit from the new HS2 scheme.

Requirements

The development presented historical property management challenges in the form of long-standing repairs required, communication with the client and leaseholders, and services implemented that weren’t required.

KWB Property Management was appointed for:

  • Property maintenance
  • Health and safety
  • Security
  • Upkeep of internal communal areas
  • Liaising with residents and managing on-site staff and suppliers

KWB Property Management was also appointed to manage the commercial element of the building.

Services

We assessed the services currently in place and broke everything down to determine exactly what was required to meet the needs of residents. Alongside this, we enhanced communication with residents to offer greater transparency.

We provided comprehensive block management services, including:

  • Appointing and liaising regularly with building manager.
  • Managing on-site contractors.
  • Upgrading internal communal areas – including repairing and reinstating equipment so the gym could reopen for residents in lower ground floor of the development.
  • Holding an annual meet and greet for all occupants.
  • Sending regular emails with important news and updates to leaseholders.
