Residential management case study

Project: 38 Paradise Street, Birmingham city centre

Queen’s College Chambers is one of Birmingham’s most historic and sought-after apartment developments, comprising 120 residences and two commercial units, situated to the rear of Birmingham Town Hall and adjacent to the new Paradise development.

Originally opened as a medical school by Queen Victoria in 1837, the building has since been home to numerous TV, music and football stars.

KWB is responsible for managing the prestigious, high-rise development and takes a considered approach to maintaining the property, accounting for its flat roof and a Grade II listed façade. When our residential team was instructed, the existing building manager was transferred to us and we took on responsibility of managing the building itself, as well as leaseholders and directors.

Requirements

The building represents a number of significant property management challenges some of which also represent its most desirable features. As such, Queen’s College Chambers Residents Management Company sought a flexible and experienced property management firm for this project.

Key requirements for Queen’s College Chambers include:

  • Management of a high-rise development
  • Maintenance and preservation of listed façade
  • Managing leaseholders and relationships with residents
  • Internal cleaning and maintenance

Services

We provide comprehensive building management for Queens College Chambers, including:

  • Cleaning to the standard expected by residents
  • Structural and aesthetic maintenance – ensuring the site remains one of Birmingham’s most sought-after residential locations
  • Obtaining relevant work permissions and preservation of the listed façade
  • Working with Residential Management Company directors to ensure the best outcome for residents

We take a tactful approach to managing stakeholders, liaising with the development freeholders, residents and the directors of the Residents Management Company.

“Since being appointed, KWB has exceeded our expectations and working with them has been a pleasure. Their approach is honest, reliable and proactive to our needs and demands as a board. Nicola and KWB are an asset to our building, and I could not recommend them highly enough.” Denny Maguire, Director, Queens College Chambers
