Project: Timber Mill Court, Harborne
Based in Harborne, Timber Mill Court is a purpose-built, retirement housing complex with 55 flats across two blocks. Each property benefits from a 24-hour alarm pull system and resident’s have access to well maintained communal gardens, a gym and lounge areas.
Conveniently located on Serpentine Road adjacent to Harborne High Street, residents are just a short walk from excellent shopping, restaurant and cafe facilities.
Requirements
Timber Mill Court was built in 1989 and required significant repairs. This proved to be the biggest challenge in the block’s management.
Alongside this, Timber Mill Court required a partner to manage the development’s:
- Maintenance
- Health and safety
- Security
- Upkeep of common areas
- Communication with residents and on-site staff and contractors
Services
We were appointed to deliver comprehensive property management services for Timber Mill Court. This involved:
- Repairs including major roof works and lift refurbishments
- Looking after communal areas, with new gardeners on site and window cleaners
- Communication and liaison with residents, contractors and development manager
- Supporting on-site staff to carry out day-to-day responsibilities
- Holding monthly committee meetings for residents
We tailored our approach based on our experience and knowledge gained working with developments similar to Timber Mill. This allowed us to go over and above management requirements and deliver tangible results.
Working closely alongside the development manager (who managed contractors) and housekeeper, we helped put them in the best position to carry out their day-to-day responsibilities.
We improved occupant and contractor communication by setting up a monthly residents’ committee. This provides residents with the opportunity to get involved in the management of the building, fostering a sense of community and ownership. This also provides us with the chance to speak regularly to contractors and enhance our work with them.
