Former Walsall Police Station back on the market

KWB has brought the former Walsall Police Station back to the market as a gateway development site.

Acting on behalf of the West Midlands Police and Crime Commissioner, Martin Cook is marketing the freehold of the 36,500 sq ft office building on a 1.6 acre site as a redevelopment opportunity. Unconditional offers are sought for the commercial property situated in Walsall town centre.

The former police station is in a prominent location on the corner of Green Lane (A34), Blue Lane East and part of Court Way, next door to Walsall Magistrates Court. The property comprises 7 floors including a gymnasium, ancillary storage, kitchen and WC facilities, together with internal car parking.

KWB believes that, whilst the property itself has a lot to offer – with the size and position of the site being what it is, Walsall Police Station has a stronger investment appeal as a redevelopment site.

Martin Cook, Registered Valuer at KWB, says “The former police station could be retained as offices, but as a landmark site just off Walsall ring road, subject to planning permission, it would better suit redevelopment for an office-led mixed used scheme.”

KWB is also marketing the former Shirley Police Station in Solihull. Like Walsall Police Station, this property is also being marketed as a redevelopment opportunity, with potential to be residential, retail or office space. Solihull’s property market is very strong, known to have been largely unaffected by the last recession; as a result, interest in this redevelopment opportunity has been high.
