Property agents celebrating launch of Prime Park

£20 million Birmingham warehouse development Prime Park completion

Around 50 property agents gathered for the launch of the newly-developed Prime Park completion, the £20 million energy-efficient warehouse development north of Birmingham city centre.

Located off Hamstead Hill, just four miles from the city centre, Prime Park offers more than 70,000 sq ft of warehouse and trade counter space and has been developed on a brownfield site.

The scheme comprises ten units ranging from 1,690 sq ft to 28,416 sq ft, several of which have already been pre-let or are under offer to high profile occupiers. Self-storage operator SureStore has taken a single building of 17,229 sq ft, with Greggs, Toolstation and Screwfix also on the tenant line-up.

Legal & General Investment Management’s specialist industrial fund IPIF has led the project with its development partner Prime Box. Halesowen-based contractor A&H Construction built the scheme.

Prime Park completion attracted many Birmingham agents to celebrate this mile stone together

Kenny Allan, Director of KWB Industrial, said “As one of the joint agents on the scheme, I’m thrilled to celebrate the Prime Park completion, and it was great to see such a big turnout at the launch. I’m confident the remaining units won’t be on the market for much longer, considering the high number of enquiries we have received combined with a shortage of industrial space nearby.”

Richard Lord of Prime Box added: “Huge thanks to the whole team involved in successfully delivering Prime Park ahead of the target completion date. I’m pleased that we have been able to transform this former factory site to attract well-known brands while also bringing inward investment and new jobs for local people.”

Matthew Lilley, Fund Manager for LGIM Real Assets added: “ESG is a key priority for us and we have delivered some of the highest sustainability standards here at Prime Park. The units are BREEAM Excellent and EPC A+ rated and incorporate air source heat pumps, photovoltaic panels (PVs) and LED lighting. Electric vehicle charging points for cars and vans have also been installed.”

Prime Park is available to let and is perfect for warehouse and trade counter occupiers and customers. It’s in a prime roadside location with excellent transport connectivity and high volumes of passing traffic.
