Steelwork has now been completed at Garretts Green Trade Park, Birmingham – a new industrial and trade development which has already attracted two pre-lets to national trade occupiers, Clifton Trade Bathrooms and City Electrical Factors (CEF).

Providing a new trade and urban logistics offer in an established commercial location, the trade park will deliver six new units, with accommodation from 4,000 sq ft up to 13,292 sq ft (subject to configuration).

The scheme is being developed by Coltham Developments, with Frontier Development Capital providing additional funding. KWB is acting as joint agent on the scheme alongside Colliers.

Kenny Allen, Head of Industrial, KWB, said: “Completion of steelwork is a significant milestone for Garretts Green Trade Park and it’s especially encouraging that the scheme has already secured two high-quality pre-lets. It underlines the strength of demand for well-located, modern trade and industrial space in Birmingham, particularly where occupiers can also see a clear sustainability strategy.

“This area of Birmingham has been crying out for some new-build industrial and warehouse buildings of this kind in recent years. Finally, local occupiers have the opportunity to upgrade their premises.”

Practical completion for the new development is due October 2026.

Kenny concluded: “This is a rare opportunity to secure new-build units of this kind and, with strong early momentum, we expect interest to remain high as the build progresses towards completion later this year.”

The trade park has been designed with sustainability and occupier performance in mind, targeting BREEAM “Excellent” and EPC A+, with net zero carbon in operation (base build) and features including photovoltaic panels, EV charging infrastructure to all parking spaces, cycle parking and a highly efficient thermal envelope.
