Birmingham residential block management and commercial property agents, KWB, have been appointed to manage a five-storey Birmingham residential apartment block.

Ludgate Lofts’ management company has appointed KWB’s Residential Property Management team to manage Ludgate Lofts, a 31-apartment building in Ludgate Hill in Birmingham’s Jewellery Quarter. It was one of the first buildings to be converted to residential apartments in Birmingham city centre, approximately 25 years ago.

KWB will take on responsibility for managing repairs and maintenance of the main building structure, internal communal stairways, lifts, access ways, car parking and security, as well as for service charge collection and liaison with the apartments’ owners and other residents.

The new instruction follows hard on the heels of KWB being appointed to provide block management services to The Bank, Birmingham’s tallest new residential development, and winning a contract to manage another city centre apartment building for a residents’ management company.

“We are delighted to have been appointed to manage Ludgate Lofts. It adds to our growing residential management portfolio working for residents’ management companies, developers, housebuilders and investors,” says Nicola Fagan, Associate Director in KWB’s residential property management team.

David Lawson, Director of Ludgate Lofts Residents Management Company, says: “KWB presented a very clear, costed proposal demonstrating how they could improve the management of Ludgate Lofts, with a transparent system for tendering and appointing contractors, and clear lines of communications with the owners and other residents.”

KWB Residential Property Management manages both new build developments for housebuilders and existing schemes for landlords and residents’ management companies. For residents management companies, KWB understands well what is required from a managing agent, offering excellent communication, budgetary control, and effective and responsive solutions. Potential issues often include security concerns, maintaining the presentation of the building and communal areas, as well as pest control and waste management.

KWB is a member of the Royal Institution of Chartered Surveyors and RICS regulated, and provides a professional residential property management solution for its clients. Further information is available from Nicola Fagan on 0121 233 2330 or nfagan@kwboffice.com.
