Building 500 nears completion with 2 pre-lets already in place
Following their success in attracting international giant AGCO into an 85,000 sq ft pre-let at Abbey Park, Stoneleigh, Pettifer Estates’ next development on the park – the 21,600 sq ft Building 500 – is expected to complete ahead of schedule by e end of March 2008.
This speculative development was rewarded by two further pre-lets to international companies. The signing of the leases meant that half of the space available in the prestigious new building was already let six months before completion.
American-based company Bioanalytical Systems Inc (BASi) will occupy nearly 6,700 sq ft of Grade A accommodation on the ground floor of Building 500, and will be joined by Trett Contract Services which has taken 3,000 sq ft. With the steel frame and roof already in place, the building is expected to complete ahead of schedule by the end of March.
Surrounded by historic parkland on the 40 acre business park, developed by Pettifer Estates, Building 500 provides 21,600 sq ft of contemporary Grade A office space with comfort cooling and heating, LG3 lighting and raised access floors. Tenants will also benefit from generous car parking allocations and Pettifer have supplemented the building design by Warwick-based Robothams Architecture with interiors by Silver International Design providing prestigious reception and common areas to greet clients.
David MacMullen, Pettifer Estates’ Director, said: “Abbey Park has been a huge success because businesses realise that an office location that combines modern premises and accessibility with attractive and peaceful grounds at a very low density, is virtually unique. Despite its countryside environment, the park is just a few minutes drive from Coventry, Warwick and Leamington, with strong rail and road access to the rest of the region, so businesses do not have to compromise convenience or quality of working environment.
“Trett Consulting and BASi have both been locally based and wanted to remain – but in far better premises; only by providing this quality of product, can we retain these important businesses in the area.”
BASi is a leading developer of therapeutic solutions in the healthcare, pharmaceutical and bio-technology fields and a manufacturer of specialised healthcare instrumentation and accessories. Bryan Green, General Manager at BASi, said: “We are moving to Building 500 to upgrade our working environment as part of our marketing plan for expansion into Europe. The quality of the office makes a large difference to a business – a better working environment helps to attract and retain high calibre staff and we also believe that it makes a difference to clients, both existing and prospective. Pettifer organised our entire fit-out and will project-manage it as well. This will allow us to get on with the development of our business without the distraction of organising building work. ”
Trett Consulting is an international multi-disciplinary consultancy specialising in the provision of commercial, contractual, programming and planning and project-related assistance to the construction and engineering industries. The company has offices across the UK, Asia, the Middle East and North America. Director Alan Lumley said “We know Pettifers well as a client and are delighted to be moving with their assistance into accommodation suited to the 21st century.”
The entire 10,800 sq ft first floor is available at Building 500, with suites from 4,000 sq ft but joint agents KWB and DTZ report strong interest from a national organisation in the whole floor. David MacMullen said “With Building 500 proving so successful, we are planning another phase of building which should commence next year.”
Abbey Park is located in Stoneleigh Village, just off the Stoneleigh junction of the A46. In addition to AGCO, the park already accommodates companies in the automotive and construction fields, Council Departments and professional firms.
