Waterloo House, from New Street

Waterloo House is an iconic, period office building in the Colmore Business District, prominently located overlooking Victoria Square in Birmingham city centre. Extending over seven floors, this attractive, multi-let building provides a range of flexible office suites with a modern specification.

The building has been owned by the same client since its development in 1926 and the owners play an active part in its management, alongside KWB.

Working closely with the landlord, we give advice on the building, as well as provide an efficient and friendly property management service to its occupiers.

In recent years, Waterloo House has transitioned from comprising purely offices to incorporating mixed use as well – with a Nando’s chicken restaurant now fronting both Birmingham’s New Street and Victoria Square. There’s also a gym and even a yoga studio offering lunchtime chill-out sessions!

This has required us to reconfigure the way service charges are applied, with different parts of the property having different requirements, in line with their fit-out and usage.

The services we provide at Waterloo House include collection of rent, management of the service charge and maintenance of all the common areas. In period properties of this nature, particularly where part of the accommodation is effectively below ground, management issues often arise in relation to new tenant fit-outs. As such, these need to be resolved promptly to minimise potential impacts on our tenants’ business.

We also now provide an on-site concierge to act as an immediate point of contact and to deliver added-value services to the tenants of the building.
