Coventry offices sold for Sikh free school expansion
KWB Birmingham commercial property agents and joint agents, GVA, have sold a Grade ‘A’ headquarters building of 27,000 sq ft of Coventry offices for an extension to a Sikh free school.
Acting on behalf of Business Village, KWB and GVA sold Eden House, No 1 Eden Road, Walsgrave Triangle Business Park, Coventry. The 26,741 sq ft, two-storey office building has 145 car parking spaces and neighbours the Seva School, a Government-backed free school for primary and secondary education.
Malcolm Jones, a senior member of KWB’s Birmingham office agency, said: “Selling Eden House to the neighbouring school for its expansion is a good deal for our client. It’s a good deal for the school too, as had it not been able to secure the premises, it would have had to consider more potentially disruptive options.
“The sale does, however, remove a large high-quality office building from the Coventry market where such office space is in short supply.”
Walsgrave Triangle Business Park is an established commercial property development positioned adjacent to Junction 2 of the M6. Occupiers at the Park include Georg Fischer, Hilton Hotels, AAH Pharmaceuticals and Sainsbury’s.
With office stock also running low in key areas of Birmingham’s out-of-town office market, more occupiers are considering a relocation to places such as Coventry and Warwick, but only the best office space in these areas will secure such occupiers. As such, now is a perfect time to consider refurbishment of vacant stock that does not currently meet the latest requirements of office occupiers.
