EUM, who will be relocating from Fort Dunlop to take on a new five year lease at Friars Gate offices in Solihull, help householders to reduce their energy bills by accessing Government grants available for loft, cavity wall and solid wall insulation and replacement boilers/central heating systems.
Friars Gate, which comprises approximately 70,000 sq ft of Grade ‘A’ office space in Shirley, will shortly benefit from a new ‘drive-thru’ Costa Coffee store being constructed on-site and due to open in June this year.
The ‘drive-thru’ concept, which has seating indoors, but with car lanes contributing up to 50 per cent of sales, is part of Whitbread’s strategy to expand into locations beyond the high street. Andy Harrison, chief executive of Whitbread, said that it was aiming to roll out up to 70 or 80 new ‘drive thru’ Costa Coffee stores, as the group seeks to open up new markets.
Speaking about the company’s office relocation, Mark McAlear, Managing Director of EUM Consultants said:
“Friars Gate provides a perfect match against the criteria we had set out in our search for new office premises. As well as the quality of office space on offer, proximity to the motorway network and accessibility of local amenities played a key role in our decision. This move to Friars Gate offices in Solihull will serve us very well for the future.”
Joint Birmingham office agents Mark Robinson of KWB and Jon Hinton of GBR Phoenix Beard represented the landlord.
Mark Robinson commented:
“With occupancy levels currently standing at around 90%, demand for office space here is consistently high. Following the letting to EUM, our clients have started speculatively refurbishing a further office suite of 5,000 sq ft which will be ready in 4 weeks’ time.
“Given the landlord’s commitment to maintaining extremely high standards, the much improved reception areas on the ground floor, and the addition of the Costa Coffee ‘drive thru’, we envisage high ongoing levels of interest in the scheme.”
Situated prominently on the Stratford Road in Shirley, Solihull, Friars Gate is also home to Solihull Care Trust and Energy & Utility Skills Ltd.
