Prime development site comes to market on edge of Coventry
KWB has been instructed by West Midlands Police to market a 4.7-acre development site in Canley, Coventry.
The former Cov Rad site, which sits adjacent to the A45 and next to Canley train station, has been cleared and fully remediated, creating a rare ‘spade-ready’ development opportunity in the area.
Surplus to current police requirements, the land has the potential to accommodate a wide range of uses, including industrial or residential development. Its prime location offers excellent connectivity to Coventry city centre, Birmingham and Birmingham Airport, making it an attractive proposition for developers looking to deliver new employment space or much-needed housing.

Kenny Allen, Head of Industrial at KWB, said: “This is a genuinely rare opportunity to acquire a development site that is ready for immediate construction. With pent-up demand across the region for high-quality industrial space, its location on the A45 makes it ideal for occupiers who need quick access across the West Midlands and beyond.
“Equally, the site offers potential for a large-scale residential scheme, which would be much needed in this part of Coventry. Opportunities of this scale and readiness do not come to market often, and we anticipate strong interest.
“With Coventry continuing to attract significant investment in both residential and industrial development, the Canley site represents one of the few immediately available opportunities for developers to move quickly and meet pressing local demand.”
The disposal forms part of KWB’s ongoing work with West Midlands Police to release sites no longer required within their estate. Previous recent disposals have included the sale of police stations in Ladywood and Sutton Coldfield.
