KWB Residential provides block management services for residential property, working on behalf of residential developers, existing property owners and resident management companies.
Our services include managing shared communal areas, maintaining the fabric of the buildings, managing all the financial aspects – such as service charges and ground rent collections – as well as providing an emergency helpline for tenant issues.
Kings Court

Comprising 73 dwellings, Kings Court is a residential development located in the Jewellery Quarter of Birmingham city centre.
KWB Residential assumed responsibility for block management in 2011 and subsequently resolved a considerable number of long standing issues, including:
- Misuse of parking
- Misuse of bin areas
- Seagulls
- Trip hazards
- Various unattended concerns

We provide our expertise on this complicated multi-let situation – which includes 26 flats – where the residential client is working with the freeholder, who is responsible for the commercial units and some outside areas.
KWB manages the residential apartments and also works with the freeholder on the 12 shops and library below – as well as the management of the car park.
In our time working on the scheme we have resolved service charge issues – by reducing estate charge and electricity contributions to the freeholder, fulfilled all reporting requirements and introduced an effective access control system to manage some security issues – working with local police and council representatives.
