Veterinary group takes space in Solihull office building

KWB Birmingham commercial property agents have helped to secure the UK’s leading veterinary group in Friars Gate, a large Solihull office building, which is now fully let.

In a transaction brokered by KWB, on behalf of landlord Topland Mercury Group, Linnaeus Group has taken a 10-year lease on 7,979 sq ft at Friars Gate, at a quoting rent of £19.75 per sq ft.

Solihull-based Linnaeus Group has 87 veterinary practice sites, including five specialist referral centres, one of which is the Solihull veterinary practice, Willows. In June this year, Linnaeus was acquired by Mars Petcare’s Veterinary Health Group.

Linnaeus Group joins the Audit Commission, Aviva, Bromford Housing Association, Energy & Utility Skills and Solihull Care Trust in Friars Gate. The 71,494 sq ft multi-let office building is now fully let following the deal with Linnaeus Group.

Malcolm Jones, Head of Office Agency at KWB, said: “High quality office space, especially with good car parking provision – which there is at Friars Gate – is in short supply in Solihull.

“At the same time, demand for such space remains consistently strong, so there is a struggle for some businesses to find the office space they need in Solihull and the M42 corridor.

“With Friars Gate now fully let, that’s one less option on the table for occupiers. Currently, we have a number of available properties in the area, such as Bishops Court, Solihull Parkway and The Crescent, but these won’t stay vacant.”

KWB recommends that any businesses seeking Solihull office space to get in touch as soon as possible in order to have the best chance of securing suitable premises.
