Warwick office development set to take advantage of office shortage
A Warwick office development is set to benefit from a shortage of high quality office space and lack of development opportunities.
John Bryce, Director of KWB Birmingham commercial property agents, says that Abbey Park in Stoneleigh in Warwickshire has attracted high interest in a new 34,000 sq ft, Grade ‘A’ office building at the 60-acre landscaped office campus. Occupiers already include AGCO (formerly Massey Ferguson), Draexlmaier, City & Guilds and The British Horse Society.
John said: “We have been receiving enquiries, not just from occupiers already based in Warwickshire, but also from those looking to relocate from Solihull, along the M42 corridor, from central Birmingham and elsewhere in the country. We are having a number of interesting conversations.”
The 34,000 sq ft office building will be the first phase of an eventual 128,000 sq ft office development across five buildings at the semi-rural office campus, which is managed by KWB’s property management team.

John continued: “The oven-ready development at Abbey Park provides the high quality and specification of building, and size and flexibility of floorplate, required by major office occupiers. Design, planning and procurement are all in place to start construction as soon as an occupier signs up.”
“Abbey Park is a beautiful, tranquil location, less than three miles from Jaguar Land Rover’s global headquarters. It offers high quality architecture, coupled with everything a modern business requires, such as excellent IT connections.”
Abbey Park is just 15 minutes’ drive from Warwick, Leamington, Coventry, Kenilworth, and Junction 15 of the M40, and close to both Coventry and Warwick Parkway railway stations, which provide links to Birmingham and Coventry Airports.
The new office building at Abbey Park is available on a leasehold basis at a quoting rent of ÂŁ20 per sq ft, and freehold offers may be entertained. Design and build opportunities from 15,000 sq ft are also available.
KWB’s M42 and Solihull office market research highlights that, for many occupiers requiring or considering office space in the area, ‘Design & Build’ is now the only option.
Each quarter, KWB produces comprehensive M42 and Solihull office market research, listing all the latest office transactions and providing its view of the current and future market. Further details about the current research can be found here.
