KWB finds and designs Caterpillar Financial’s new Solihull offices

Caterpillar was represented on the letting by KWB, who has been retained by Caterpillar following work on their previous offices at The Phoenix Building. KWB Workplace is now providing relocation, design and fit out services for the new location. Bilfinger GVA advised Friars Gate’s owner, Topland.

Caterpillar Financial Services, part of construction and mining equipment manufacturer, Caterpillar, has taken space at Topland Group’s Friars Gate Solihull offices. KWB, who had secured Caterpillar’s previous tenancy at The Phoenix Building, Blythe Valley, agreed a 10-year lease, on their behalf, of 13,800 sq ft, at a rent of £17.50 per sq ft.

This letting means that Friars Gate’s 73,000 sq ft of Solihull offices are now fully occupied and income producing, with other occupiers including Bank of Ireland, Thyssen Krupp and SAI Automotive.

KWB Workplace consultancy worked on Caterpillar’s previous accommodation, providing design and fit out of the workspace and have now been instructed on Friars Gate.  Workplace’s services, will include relocating the workforce from Blythe Valley’s Phoenix Building, and creating their new workspace at Friars Gate.

Director of KWB Workplace, Adrian Southall, pictured right, said: “It’s great to be working with Caterpillar, once again. We have found them an excellent new location in Friars Gate, and once the work is complete they’ll have a bespoke workspace tailored to their operations.”

Topland bought the offices in Solihull in 2012 and since then has taken back leases, refurbished the building ready for subsequent re-letting and built a Costa Coffee drive thru on the site.

William Davies, Director of Asset Management at Topland, said: “This latest deal, which means that Friars Gate is now fully occupied, is testament to the refurbishment we have undertaken on the scheme and vindicates the proactive asset management decision that was made to make it more attractive to occupiers.  This is reflected in the very high quality of tenants we have attracted to the building.”

Offices in Solihull and the M42 corridor continue to be in high demand, as availability levels across this area continue to decrease. KWB would encourage any occupiers considering space in Birmingham’s out-of-town office locations to get in touch to avoid future disappointment.
