Midlands lawyers dot the i’s and cross the t’s on their new Seven Waterfront HQ

The newly refurbished Seven Waterfront offices – on Waterfront Business Park, Brierley Hill – has welcomed high-profile legal firm, Talbots Law, to its 17,435 sq ft ground floor.

Prior to the letting, Seven Waterfront underwent extensive office refurbishment geared towards wellbeing and energy efficiency, to offer 32,965 sq ft of high quality office space. It’s the latest building in a series to be brought to market on Waterfront Business Park. The only sizeable space remaining on the park is Seven Waterfront offices’ first floor, which offers c.15,530 sq ft of Grade A office space – the best available in Brierley Hill.

Dave Hodgetts, CEO of Talbots Law, said: “The new HQ in Waterfront is a great facility for our staff and gives us a superb location to continue our growth in the Midlands.”

The Waterfront development is owned by Bridges Fund Management, recognised for acquiring and investing in strategically identified commercial property developments. The park has been extremely popular since the investor acquired it in 2019, with its appealing open plan office units, and proximity to both the marina and Merry Hill’s extensive retail and leisure complex.

In that time, the development has been a hive of activity, with lettings and sales to occupiers, as well as investment purchases of individual units. Occupiers on the site already include TEAM Software, Royal Mail, West Midlands Ambulance Service and Dudley College.

Talbots’ new HQ at Seven Waterfront was officially opened by Mayor of the West Midlands, Andy Street. The firm committed £400,000 investment into the fit out of its flagship offices, which house all key management teams of the business.

Mayor of the West Midlands, Andy Street, said he enjoyed visiting and opening the “fantastic new facility” at Waterfront Business Park.

Andy said: “I commend Talbots on their impressive nationwide growth driven by their ambition, hard work and can-do positive spirit – all defining characteristics of our vibrant West Midlands business community.

“I’m pleased to see the jobs they are creating, the awards they are winning and the flag they are flying for our region.”

Max Shelley, Associate at Bulleys and joint agents with KWB, said: “We’re delighted for Talbots finding their new HQ at Seven Waterfront. We know these offices will support them in this next phase of development for their growing business.”

“The firm joins an impressive raft of occupiers at Waterfront Business Park, which itself is testament to the strength of the development’s proposition.”

The available first floor at Seven Waterfront comprises 15,530 sq ft and comes with up to 82 parking spaces. Occupiers interested in high quality office space in Brierley Hill are encouraged to get in touch sooner rather than later, as interest in the remaining floor is expected to be high.

The Grade A office space at Seven benefits from a specification unmatched within the local market. The building lends itself to the ESG (Environmental, Social and Governance) priorities of today’s occupiers – offering plenty of natural light, optimised air quality and high quality finishes throughout.

Nigel Tripp, Director at KWB, said: “The first floor at Seven Waterfront is a superb opportunity for a business to join an impressive community of occupiers, and in excellent quality space. The opportunity is also unique, with no further space set to be made available on the park. Once it’s gone, it’s gone.”
