Service charge accounts
Our service charge accounts are prepared and finalised within 6 months of the year end, as actual figures are essential for accurate budgeting. If the property is managed by a limited company, we will also brief, instruct and commission the company accounts within the same timeframe.
Insurance
When it comes to building and property insurance, this will be competitively and transparently tendered to ensure best value. As a proactive residential management company, we are also happy to work with your preferred insurance broker.
Cloud-based property management software
We use a property management accounts system, known as Yardi Voyager. This management package raises demands for ground rent, and service and maintenance charges to all residents on an annual basis, or as the terms of the lease or transfer document.
This system also allows ad-hoc charges to be raised as necessary.
Budgeting
When finalising budgets, we take into account costs you, the client, have so far spent on the maintenance of communal areas. KWB looks to reconcile service charge accounts within six months of the service charge year end, and provide clear communication and explanation of these to all relevant leaseholders and interested parties.
Transparency
From service charge management and credit control processes, to ground rents and liaison with residents, we offer prompt and effective communications in accordance with legislation.
We can also provide company secretarial services, where required.
