Wildwood Way and Topaz
Leading developer Maximus has two excellent schemes – one completed and occupied in Worcester itself, the other ready for an occupier in an excellent location by Junction 1 of the M42, in Bromsgrove.
Wildwood Way comprises 65,000 sq ft of ground and 1st floor offices, plus a 2nd floor archive, let in its entirety to Worcestershire County Council on a 30 year lease.
The new office complex is built on a site adjacent to County Hall, Worcester between junctions 6 and 7 of the M5, and represents an innovative single site solution to the Council’s space requirements.
Renting these offices could save the Council taxpayer up to £340,000 a year, while it also cuts the amount of time officers spend commuting to and from the City Centre.
Dick Hickton, CEO MAXIMUS and a Worcester resident said: “We’re thrilled to have brought this important local public sector project to fruition. The council had been using a number of sites in the City Centre for many years, but it was becoming more and more costly to maintain these buildings. There was also increasing pressure for space at County Hall because of the additional staff needed to tackle the extra responsibilities they had had to take on in the 30 years since it was built.”
The building was completed in September 2004 and the Council has taken occupation.
The other Maximus development offers a striking new headquarters building just off Junction 1 of the M42 and the A38, in Bromsgrove. At ‘Topaz’, Maximus is providing 38,960 sq ft of air-conditioned, high specification offices over three floors, set within a picturesque, nearly 12 acres site. This latest Maximus development stands in a stunning mature woodland setting. It’s surrounded by green fields as far as the eye can see and it has really spectacular views, towards the south-west – with the Malvern Hills in the distance.
The 175 car parking spaces are set cleverly within the wooded area, allowing them to blend perfectly into the overall development. Paul Jones from Maximus says this new office development offers potential ‘takers’ a one-off opportunity: “This is a rare ‘green’ development this close to the centre of the West Midlands conurbation and it will offer a wonderful working environment for employees. Bromsgrove is acknowledged as the focus of an excellent potential workforce – a great help when looking to recruit high quality staff.”Topaz will be available for occupation next year.
