Office agency case study

The property

Situated at the ever-popular Blythe Valley Business Park on the M42 corridor, Nelson House comprises 14,792 sq ft of high-quality office space over three floors.

Boasting an abundance of natural light, refurbished kitchen, shower and WC facilities, LED lighting throughout and more, Nelson House also benefits from the wealth of amenities available on the park. With a large gym, coffee shops, food stores and even a nursery all on-site, it’s easy to see why the park remains a key area for the West Midlands commercial property market.

Taking high-profile property to market

In 2023, KWB Office was appointed by the owners of Nelson House, AFH Group, to put the entire property on the market.

With over 35 years in operation, it was clear KWB had the experience and knowledge needed to successfully sell a sought-after space such as Nelson House, understanding its value, significance and potential.

At the time of the listing being reported, Malcolm Jones, Director of KWB Office Agency, said, “It’s rare and exciting for a building of this size and quality – located at the centre of the UK transport network – to become available.

“Set within 122 acres of country park, and home to more than 25 occupiers employing over 3,500 staff, Blythe Valley Park is the Midlands’ leading mixed-use business park.”

Freehold sale completes in 2025

In early 2025, KWB achieved the freehold sale of Nelson House to business coaching consultancy, Entrepreneurs Circle. The £5M sale was one of the largest of 2025’s first six months, expanding the occupiers’ offices by three times in comparison to their previous space.

In the official press release from Entrepreneurs Circle, CEO, Nigel Botterill stated, “This is way more than bricks and mortar. It’s a platform. It’s a signal of intent.”
