Office agency case study
The property
Based in an attractive, landscaped area with excellent links to the UK’s motorway network, Worcester’s Oak House was fully refurbished in 2025 by KWB Workplace to offer modern, HQ-style office space over three high-quality floors.
Thoughtfully redesigned to offer new energy-efficient features such as VRV air conditioning, a feature reception with triple-height atrium and EPC-A accredited space, it has been repositioned to meet the needs of modern occupiers, promoting sustainability, productivity and flexibility. Due to this, Malcolm Jones, Director of KWB Office was able to work alongside Garacap to lease 50% of the building before completion.
Achieving 50% occupancy prior to practical completion of Oak House
Thanks to the dedicated work of the KWB Office team, several deals were secured at Oak House prior to its completion, resulting in over 18,000 sq ft of space already let.
When asked about the success of the property, Malcolm Jones stated, “We believe that the lettings achieved at Oak House prior to its completion were due to the significant investment added into the building’s refurbishment by Garacap. As strong as the location and surrounding amenities are, modern teams really like that this is now a sustainable and forward-thinking space.
“Not only that, but Oak House and the team behind it allow for occupiers to be creative in their fit outs. Each suite has been transformed into a bespoke working environment that benefits their unique teams, all of which were delivered in combination with KWB Workplace for a seamless transition.”
Combining office acquisition with high-quality fit outs at Oak House
One reason so many office providers are attracted to working with KWB is the multi-faceted nature of the agency. With many specialisms under one banner, Oak House was not only supported in its lettings by KWB Office but also chose to invest in the fit-out expertise of KWB Workplace.
Able to aid in consulting, relocations, disposals and a range of other services, KWB Workplace meticulously handled the landlord’s CAT A refurbishments, as well as the design and fit out of the occupier’s CAT B schemes at Oak House.
Malcolm Jones continued, “Our tailored, all-encompassing approach to helping our clients is a rarity for an independent agency. KWB has expert-led teams across both commercial and residential property, working in unison to address any service a landlord or tenant could possibly need.”
Adrian Southall, Director of KWB Workplace, added, “By combining the skills of KWB Office and KWB Workplace, Oak House has achieved significant lettings, as well as custom refurbishments, keeping levels of quality and communication high throughout the process and maximising return on investment.”
