Office agency case study

The development

An enduring choice for office space, retail and industrial operations since the late 1990s, Waterfront Business Park totals 228,000 sq ft over 9 properties. Acquired by Bridges Fund Management in 2019 – a transaction that was advised by KWB – the park remains popular due to its range of high-quality space available, excellent local amenities and varied transport links.

Having a positive relationship with the development for many years, KWB has been trusted to provide a range of services to Waterfront Business Park for ongoing achievements and return on investment.

Waterfront Business Park

A history of successful transactions with KWB Office

The successful instruction in 2019 from KWB Director, Nigel Tripp solidified trust and reliability for both KWB and Bridges, leading to KWB Office being the choice for managing lettings and any further sales.

2021 saw more significant achievements for KWB Office, with three of the park’s units agreed to be acquired by their occupiers. Comprising 23,232 sq ft, 22,961 sq ft and 19,261 sq ft respectively, the trio of sales cemented the importance of the park to the Brierley Hill region and the need for functional and flexible commercial space.

Following this milestone in 2022, KWB Office secured another high-profile letting as Seven Waterfront was leased to legal firm, Talbots Law. At the time of the deal being struck, Dave Hodgetts, CEO of Talbots Law, said, “The new HQ in Waterfront is a great facility for our staff and gives us a superb location to continue our growth in the Midlands.”

2025 also saw Dudley College of Technology agree to renew their lease on the park for a further ten years, citing their high-quality facilities and long-term stability as major reasons to continue their occupancy.

Most recently in 2026, KWB successfully agreed the sale of the final property at Waterfront Business Park, ending the six-year ownership of Bridges Fund Management.

Continued property management at Waterfront Business Park

As well as working alongside KWB Office for sales and lettings opportunities, the team behind Waterfront Business Park have always relied upon KWB Property Management to assist in day-to-day operations and tenant support.

Even after the completion of the sales of the nine units of the park, property management is still handled by KWB. Utilising distinct expertise in asset management, collection of rent and service charges, as well as facilities management and property health and safety, continuing to ensure all stakeholders remain fully satisfied remains KWB’s sole objective.
