Nexus Point

Value: £3.25m

KWB’s industrial agency was instructed to market the freehold investment of a major, 35,000 sq ft, Birmingham warehouse, on behalf of London-based CCLA Investment Management.

KWB sold Unit 3, Nexus Point, Gavin Way to DTZ Investors UK, for £3.25 million, reflecting a net initial yield of 5.1 percent.

The warehouse offers both industrial and office space and was sold fully income producing – occupied by EEF which uses it as a technology and training centre.

Built in 2003, Unit 3 is a 35,433 sq ft modern, high specification warehouse, on a 2.35 acre site. KWB recognised the timely investment potential of the development, with a shortage of supply in warehouses of this size in the Birmingham industrial market.

When KWB brought the property to market, it attracted many bids, beating its guide price, despite the potentially short income, with a tenant break in only two years.

Zenith House

Value: £2.75m
