KWB Building Consultancy was instructed to undertake a pre-lease building survey to ascertain any potential defects or shortcomings with the client’s proposed demise, which totalled 14,500 sq ft. As part of the instruction, we also inspected the whole of the property and advised on likely future service charge liabilities. This enabled the client and our agency colleagues to negotiate improved lease terms. A schedule of condition was also prepared for part of the demise, to ensure that the client’s dilapidation liability was fair and reasonable in the future.

KWB Building Consultancy inspected the client’s extensive distribution warehouse and offices to provide a fully detailed cost assessment of current dilapidation liabilities, for use by the client and their advisors as part of service provider negotiations. We subsequently provided strategic advice and negotiated a total dilapidation settlement sum with their service providers’ surveyors, ensuring the client obtained best value.

Acting for Changan Automobiles UK Research & Development, KWB Building Consultancy undertook a full pre-lease building survey of their proposed warehouse property near Redditch, to assess its condition and suitability. Due to the condition of the property, we also prepared and agreed with the landlord’s advisors a schedule of condition. Both services ensured that the client was fully aware of any potential shortcomings with the property, in order that they were protected accordingly. KWB subsequently negotiated and settled dilapidations arising from Changan’s previous leasehold property at Fen End Warwickshire, reducing their landlord’s claim by 70%.
